Bedroom Sizes-
This is one of our 4 bedroom HMO flats. There are 2 of our Standard Double rooms (Bedroom 1 and 2 approximately 10 meters square), one of our Larger Double rooms (Bedroom 4 approximately 15 square meters), and one of our Largest Double rooms (Bedroom 3 approximately 20 square meters).
Included Bills-
All our room rentals include the following bills-
The Gas, Electricity, Cleaning and Sanitary Products are all subject to limits and a fair use policy, with any excess or misuse being payable by the tenant.
Council Tax is not included in our rent, as students do not have to pay this to the council. If you are not a full time student then Council Tax will be due on top of the rent.
Tenancy Dates-
Our rooms are offered on contracts from 1st September 2023 until 31st August 2024. Should any rooms become available mid year, then they are offered on contracts until 31st August 2023 initially. You are then welcome to stay on with us longer and sign a new 12 month contract, or free to leave.
Cleaning at End of Tenancy-
There is a £100 charge to pay at check out for cleaning your room, kitchen, bathroom etc. and removing any waste, so you don't have to worry about preparing the room and property for the next tenant, laundering your bedding and getting your rubbish to the recycling centre, you literally just pack your belongings, hand the keys in and leave.
Deposit-
A £400 deposit is required to secure any room in any property, which will be returned upon vacating the house as long as rent is paid up to date and no damage has occurred.
'House Rules'-
There are standard 'House Rules' which all tenants are expected to agree to in each property, to ensure everyone respects each other, and is taking equal responsibility for the property while staying there. This includes agreeing to clean and maintain all the common areas such as the kitchen and bathroom regularly, and ensuring waste and recycling is put out for collection each week. These will be gone over at check in where you will also be given a full property tour.
Check In
We always aim to meet each tenant individually when you arrive to check in, and can generally accommodate check in's between 1000hrs and 2200hrs each day.
We will bring with us and go over all the paperwork, including 2 copies of the Contract and House Rules for us each to sign and keep a copy of. We will then give you a full tour of the property and show you how to work all the appliances like the shower, oven, washing machine, tumble dryer, as well as the heating and ventilation systems, and ensuring that you have a full set of keys before we leave you.
Booking a Room
In order to book a room with us, please complete the application form below, ensuring you fill in all the details required. You are welcome to apply for a specific room, or let us know in the 'Any other Information' field if you are happy for any room in a budget range.
Once we have your application we will send you our 'Booking Email' which will confirm the room we can offer you, and has our payment details for you to pay a deposit. Please note, due to the number of applications that we receive for each room, we cannot guarantee a booking until we have send you our booking email, a deposit has been paid, and we have sent you a 'Confirmation Email'.
