 Bedroom Sizes – 2 Dundrennan Cottages, Edinburgh

This spacious 7-bedroom HMO house offers a mix of room sizes to suit different budgets and preferences:

• Standard Single Rooms – Bedroom 5, 6 & 7 (approx. 8–9m²)
   
• Standard Double Rooms – Bedroom 2 & 4 (approx. 10–12m²)
   
• Larger Double Room – Bedroom 1 (approx. 15m²)
   
• Largest Double Room – Bedroom 3 (approx. 20m²)
   

All room rentals at 2 Dundrennan Cottages include:

• Gas Central Heating (Set to 20°C, on approx. 6 hours per day; each bedroom has its own radiator thermostat)
   
• Electricity
   
• Unlimited Fibre Optic Broadband (Speeds up to 500MB/s)
   
• TV Licence
   
• Cleaning & Sanitary Products (Toilet roll, kitchen roll, washing powder, and general cleaning supplies)
   

Please note: Gas, electricity, and cleaning products are subject to fair use limits. Excessive use or misuse may incur additional charges.
 

Council Tax is not included. Full-time students are usually exempt. If you are not a full-time student, you will be responsible for paying council tax directly to the local authority.

Rooms are let on a 12-month tenancy:

• Standard contract: 1st September 2023 to 31st August 2024
   
• Mid-year lets: If a room becomes available mid-year, the contract will run until 31st August 2024, with the option to renew or leave at the end.
   

There is a £100 cleaning fee payable at check-out. This covers:

• Cleaning of your room and common areas
   
• Removal of any waste
   
• Laundering of bedding
   

You won’t need to deep-clean or organise disposal—just pack your things, return your keys, and go.
 

A £400 security deposit is required to secure your room. This is fully refundable when you move out, provided:

• Your rent is up to date
   
• No damage has occurred
   
• The room is vacated as agreed
   

All tenants must agree to a simple set of House Rules designed to ensure a clean, respectful, and fair shared living environment. This includes:

• Taking responsibility for cleaning shared areas like the kitchen and bathrooms
   
• Putting bins out on time for weekly collection
   
• Being considerate of others in the house
   

The rules will be reviewed together during check-in, and you'll receive a copy to keep.

We aim to meet each tenant in person when they arrive. Check-in is available daily between 10:00 and 22:00.

During your check-in:

• We’ll go through all paperwork (Contract & House Rules – 2 copies for signing)
   
• You'll receive a full tour of the house
   
• We’ll show you how to use all appliances (shower, oven, laundry machines, heating, ventilation)
   
• You’ll be given a full set of keys
   

To book a room at 2 Dundrennan Cottages:

1. Complete the application form below – make sure all fields are filled out.
    
2. You may request a specific room or indicate if you're happy with any room in a preferred budget range.
    
3. Once we receive your form, we’ll send you a Booking Email confirming the room offer and our payment details for the deposit.
    
4. After your deposit is received, we’ll send a Confirmation Email to finalise your booking.
    

Please note: We cannot hold or guarantee a room until we have received both the deposit and confirmation of your place via email.
