This spacious and practical 5-bedroom HMO house offers a variety of fully furnished rooms:
- Standard Single Rooms – Bedrooms 4 & 5 (approx. 8–9m²)
- Standard Double Rooms – Bedrooms 1, 2 & 3 (approx. 10–12m²)
Each bedroom includes:
- Bed with full bedding
- Wardrobe & bedside table
- Storage drawers
- Computer desk & lamp
- Comfortable desk chair & relaxed reading chair
- Lockable door for privacy and security
Included Bills
Your rent at 20 Dundrennan Cottages includes:
- Gas Central Heating (Set to 20°C, approx. 6 hours/day, with radiator thermostats in each bedroom)
- Electricity
- Unlimited Fibre Optic Wi-Fi (Up to 500MB/s)
- TV Licence
- Cleaning & Sanitary Products (Toilet roll, kitchen roll, washing powder, and shared cleaning supplies)
A fair use policy applies to gas, electricity, and shared supplies. Excessive use may result in additional charges.
Council Tax is not included. Full-time students are typically exempt. If you are not a full-time student, you will be responsible for paying this directly to the local authority.
Tenancy Dates
Tenancies are offered on a 12-month basis, typically starting in September.
If a room becomes available partway through the year, it will be offered on a contract that runs until the next September, with the option to renew or move on at that point.
End of Tenancy Cleaning
A £100 cleaning fee is charged at check-out, which covers:
- Cleaning of your bedroom and all shared areas
- Waste removal
- Laundering of bedding
You simply pack your personal belongings and return your keys—we take care of the rest.
Deposit
A £400 deposit is required to secure your room. This is refundable at the end of your tenancy, provided:
- Rent is paid in full
- No damage has occurred
- The room is left in suitable condition
House Rules
To help maintain a respectful and well-run shared home, all tenants must agree to a set of House Rules, which include:
- Regular cleaning of shared areas
- Putting out bins and recycling on time
- Being considerate of other tenants
These rules will be reviewed with you at check-in, and a copy will be provided for your records.
Check-In
We aim to meet every tenant in person. Check-ins are available daily between 10:00 and 22:00.
At check-in, you will:
- Sign 2 copies of your contract and house rules
- Be given a full tour of the house
- Be shown how to use the appliances (shower, oven, laundry machines, heating, ventilation)
- Receive your keys
Booking a Room
To book a room at 20 Dundrennan Cottages:
- Complete the application form below with all required information
- Let us know your preferred room or budget range, or mark yourself as flexible
- You will receive a Booking Offer Email with room details and payment instructions
- Once the deposit is received, you will be sent a Confirmation Email finalising your booking
A booking is only secure once your deposit has been paid and a confirmation email has been issued.
