Bedroom Sizes – 5/1 Ravenswood Avenue, Edinburgh

This well-maintained 3-bedroom HMO flat features three generously furnished double bedrooms:

Your monthly rent at 5/1 Ravenswood Avenue covers:

• Gas Central Heating (Set to 20°C, approx. 6 hours per day; individual thermostats on bedroom radiators)
   
• Electricity
   
• Unlimited Fibre Optic Broadband (Speeds up to 500MB/s)
   
• TV Licence
   
• Cleaning & Sanitary Products (Toilet roll, kitchen roll, laundry powder, and general cleaning supplies)
   

Note: Gas, electricity, and cleaning supplies are covered under a fair use policy. Significant overuse or misuse may result in additional charges.
 

Council Tax is not included. Full-time students are exempt. Non-students are responsible for arranging and paying council tax directly.

Standard tenancy dates are:

• 1st September - 31st August
   

If a room becomes available mid-year, it will be offered on a tenancy running until 31st August  with the option to renew for another year or move on.

A £100 cleaning charge is due at check-out. This covers:

• Full cleaning of your room, kitchen, and bathroom
   
• Removal of any waste
   
• Laundering of bedding
   

Just pack your personal belongings and hand back the keys — we’ll take care of the rest.
 

To secure your room, a £400 deposit is required. This will be refunded when you leave, provided:

• Rent is fully paid
   
• No damage has occurred
   
• The room is left in reasonable condition
   

All tenants are expected to agree to simple, respectful House Rules to help maintain a tidy and harmonious living environment. This includes:

• Keeping shared areas clean and tidy
   
• Participating in regular bin and recycling duties
   
• Respecting your fellow tenants
   

We’ll go over the full House Rules together at check-in, and you’ll receive a copy to keep.

Check-in is available daily between 10:00 and 22:00, and we always aim to greet each tenant personally. During check-in:

• You’ll sign 2 copies of your contract and house rules
   
• We’ll give you a full tour of the property
   
• We’ll show you how to use all appliances (shower, oven, washer, dryer, heating)
   
• You’ll receive your keys
   

To book your room at 5/1 Ravenswood Avenue:

1. Complete the application form below – be sure to fill in all required information.
    
2. You can request a specific room or let us know your preferred budget range.
    
3. We’ll email you a Booking Offer with room details and payment instructions.
    
4. Once your deposit is paid, we’ll send a Confirmation Email to finalise your booking.
    

Please note: A booking is only confirmed once we have sent your booking email, received the deposit, and issued your confirmation.
